Luxury rooftop villas in the 06 department: the new outward sign of prestige

Luxury rooftop villas in the 06 department: the new outward sign of prestige

In the Alpes-Maritimes, the penthouse – the top floor of a new-build development designed as a fully-fledged house perched atop the building – has, for the past few seasons, established itself as the ultimate in the residential market. On the hills of Nice, in Cannes, at Cap d’Antibes or in the Mougins area, developers are increasingly offering these exceptional properties, designed for clients seeking the privacy of a detached house without sacrificing the amenities of a secure, serviced residence.

The concept is always the same: a flat occupying all or almost all of the top floor, extended by one or more terraces, which sometimes cover an area equivalent to that of the interior rooms. A private rooftop swimming pool, an outdoor hot tub, an outdoor kitchen and a bioclimatic pergola: these rooftop villas are characterised by a design that is resolutely outward-facing, conceived to make the most of the Côte d’Azur climate and unobstructed views of the Mediterranean Sea, the hills or the surrounding mountain ranges. This is precisely the concept adopted in the ROQUEBRUNE CAP MARTIN – Saint-Roman development, where the top-floor units feature a private swimming pool and sun deck, and in ANTIBES – Near Sophia Antipolis, which offers rooftop units with a private swimming pool or jacuzzi and unobstructed views of the sea or the countryside.

In terms of interior features, the standard is raised a notch compared with the rest of the development: generous ceiling heights, floor-to-ceiling windows, integrated home automation, high-quality materials (solid wood flooring, natural stone, workshop-style glass roofs), bespoke walk-in wardrobes and, in some cases, a private lift leading directly to the property. This move upmarket is naturally reflected in the prices, which are generally 30 to 50 per cent higher than the average price per square metre for the rest of the development, but it meets a genuine demand: a clientele of long-term investors and second-home owners seeking a rare property that is difficult to replicate in the existing housing stock. The CAGNES SUR MER – Plages à 300 m development is a good example of this approach, with a range of properties from studio flats up to penthouse villas with swimming pools and sea views in some cases.

Another advantage of the penthouse villa is its resale value. In a Côte d’Azur market where the scarcity of land structurally limits the supply of new-build properties, these exceptional properties stand out for their virtually zero depreciation over time, or even an appreciation exceeding the market average — provided, of course, that the location, orientation and quality of the view – three criteria that carry greater weight than gross floor area in the property’s final value.

For buyers interested in this type of plot, the key is to act early: top-floor villas are the first to sell, often as soon as a development goes on sale, even before the first stone has been laid. Our advisers monitor new developments across the entire department in real time and can alert you as soon as a plot of this type that meets your criteria comes onto the market.
