Summer promotions: what you need to know about the current offers on programmes on the French Riviera
Every year, the summer period brings with it a surge in promotional offers on new-build property developments on the Côte d’Azur. This recurring phenomenon in the new-build housing market can be explained by several factors: developers’ desire to speed up the sale of the last remaining units before the completion of a construction phase, end-of-half-year sales targets, or the aim of attracting buyers visiting the French Riviera during the summer holidays.
These offers take various forms depending on the development and the developer: partial or full coverage of notary fees, a direct discount on the listed price of one or more specific units (often the last ones in a phase), a free fitted kitchen or walk-in wardrobe, parking spaces included (whereas these are usually charged as an extra), or the developer covering the costs of the financial completion guarantee. Some developments also offer more flexible booking terms, such as a reduced deposit.
To make the most of these offers, there are a few key steps to follow. Firstly, compare the advertised offer with the actual market price in the relevant area: a discount only makes sense if the base price remains consistent with the levels charged for comparable developments in terms of location, standard and completion date. Next, check the offer’s validity period and the specific booking conditions (amount of the deposit, the statutory ten-day cooling-off period, and the payment schedule for off-plan purchases). Finally, never lose sight of the fact that the choice of property — floor, aspect, view, layout — remains the top priority: a less desirable property offering a generous discount is not necessarily a better choice than one without a discount but which is perfectly suited to your plans.
